布拉格濱水開發(fā)項(xiàng)目RCP，地處捷克共和國(guó)首都布拉格最繁榮的核心商務(wù)區(qū)，是SHL在十余年后為布拉格城市帶來(lái)的另一份作品。同樣作為布拉格濱水公共空間振興再開發(fā)之一的亞馬遜辦公大樓，建成于2009年，是一個(gè)以辦公為主的多功能綜合體項(xiàng)目，與RCP相距不遠(yuǎn)。

River City Prague (RCP) is an office development located in the attractive and most influential business district in Prague, Czech Republic. This is another key devotion for Prague of SHL over a decade later. Amazon Court Offices, a mixed-use, predominantly office development was completed in 2009, which is also part of this historic expansion of the area, not far away from RCP.

建成后的RCP將成為一處未來(lái)的辦公空間——一個(gè)可以提升員工幸福感、工作效率，以及生產(chǎn)力的辦公場(chǎng)所。項(xiàng)目因地制宜的平面布局，能夠適應(yīng)各種運(yùn)營(yíng)模式，以及租戶未來(lái)戰(zhàn)略需求變化所帶來(lái)的調(diào)整。

RCP will become a workplace of the future, an environment that promotes well-being, boosts employee efficiency and empowers workforce productivity. Moreover, the project’s layout has been tailored to specifically serve various models of operation by accommodating future changes in the tenant’s strategic needs.

RCP還將是一座綠色的可持續(xù)辦公建筑，目標(biāo)沖擊國(guó)際綠色建筑LEED鉑金級(jí)認(rèn)證。充分優(yōu)化后的辦公空間，能夠滿足新生代尋求積極創(chuàng)新型辦公場(chǎng)所的需求，并幫助租戶吸納精英青年。

RCP will be a sustainable workplace targeting LEED Platinum certification. The office space is fully optimised to appeal to the needs of the next generation that seeks a positive work environment and helps tenants attract and retain the brightest young talent.

目前項(xiàng)目已經(jīng)破土動(dòng)工，預(yù)計(jì)于2021年建成。

Construction has begun and RCP is expected to complete during 2021.

密西西比之家和密蘇里城，是布拉格卡林區(qū)新開發(fā)的兩個(gè)在建項(xiàng)目，這里也是布拉格最繁榮和最具商業(yè)潛力的區(qū)域。建成后，它們將成為集辦公、購(gòu)物、住宅、酒店、餐飲于一身的綜合體建筑，融入布拉格的濱水城市脈絡(luò)。SHL早前完成的亞馬遜辦公大樓，也是布拉格濱水公共空間振興這一歷史性再開發(fā)項(xiàng)目的一部分。

Mississippi House and Missouri Park are the two new ongoing developments located in the attractive and most influential business district location of Karlín, in the Rohansky Island area in Prague, Czech Republic. The two office buildings will be built as part of the vast River City Prague complex that will include a total of five buildings featuring offices, shops, housing, hotels and restaurants. Our previously completed Amazon Court Offices is also part of this historic expansion of the area.

Placed in a pivotal greenlocation on the Vltava River with a view of the Prague Castle, the buildings will directly affect Prague’s future development towards the dynamic and well-connected area of Karlín. The project will knit into the already existing infrastructure and will create at the same time, a new public transport flow with bike pathways and flexible outdoor spaces that encourage community engagement.

公共公園銜接著建筑和伏爾塔瓦河，為訪客和員工提供了一個(gè)能夠片刻逃離城市日常喧囂和享受河岸美麗景色的場(chǎng)所。

The public park linking the buildings to the Vltava River offers a retreat for visitors and employees who can disconnect from their busy daily lives and enjoy the views towards the water.

密西西比之家和密蘇里城被設(shè)計(jì)為兩棟相對(duì)分離的建筑，它們?cè)诟髯該碛歇?dú)立上層建筑的同時(shí)，共享底層裙房和連通的地下空間。

Mississippi House and Missouri Park are designed to be built independently from each other. They have their own structure while being connected with a common ground floor podium and a basement.

花園露臺(tái)的設(shè)置，以及對(duì)自然采光的關(guān)注，使得這座建筑能夠充分、高效地節(jié)能、控溫。智能照明系統(tǒng)、智能二氧化碳監(jiān)測(cè)系統(tǒng)、先進(jìn)的垃圾回收策略、雨水回收系統(tǒng)，以及熱泵的使用，讓這個(gè)布拉格濱水開發(fā)項(xiàng)目成為可以沖擊LEED鉑金級(jí)認(rèn)證的領(lǐng)先可持續(xù)性項(xiàng)目。

The placement of green terraces and the focus on natural light ensure highly efficient buildings in terms of energy-saving and temperature control. An intelligent lighting system, smart CO2 monitoring process, advanced waste recycling strategy, rainwater collection as well as the use of heat pumps make City River Prague a greatly sustainable project which targets a LEED Platinum certification.

面向河流的寬敞大堂，包容、通透。辦公空間內(nèi)充盈的自然光透過(guò)單元式玻璃幕墻灑入空間。高大的全景式玻璃幕墻，不僅使建筑擁有面向河流美景的視野，也為布拉格城市注入了一抹獨(dú)特的立面表達(dá)。每層建筑空間都為不同運(yùn)營(yíng)模型特別定制而成，同時(shí)可以根據(jù)未來(lái)承租方的策略需求進(jìn)行調(diào)整。

The large lobbies, opened towards the river, are welcoming and transparent. The natural daylight within the office space enters the space via large pre-fabricated frames, opening up to spectacular views of the river and giving the buildings specificity within the existing urban context of Prague. Each floor has been tailored specifically to serve various models of operation, accommodating future changes in the tenant’s strategic needs.

項(xiàng)目建成后，兩座建筑將成為布拉格城市的全新目的地，可持續(xù)的城市開發(fā)項(xiàng)目，還將成為引領(lǐng)創(chuàng)新型辦公空間的新標(biāo)準(zhǔn)，以及推動(dòng)布拉格城市發(fā)展跨入新紀(jì)元的濱水區(qū)復(fù)興項(xiàng)目。RCP項(xiàng)目已破土動(dòng)工，預(yù)計(jì)2021年竣工。

After the project’s completion, both buildings will transform the entire complex into a new destination and a sustainable urban development, a benchmark for creative work environment, and the new waterfront of River City - the gateway to a new era for Prague. Construction has begun and RCP is expected to complete during 2021.
